How We Run a Job from First Call to Final Walkthrough

Every project runs the same six steps, whether it's a bathroom remodel or a new home on the lake

Our Process, Out in the Open

Most builders won't talk about their process until you've signed something. That always felt backward. Before you hand a builder the keys to your home, you should be able to see how a job actually runs. If what you read below lines up with how you want to be treated during a build, the rest of the conversation gets easier. If it doesn't, we're probably not the right fit for you, and that's a good thing to know early.

Six Steps, Every Time

First Call

When you reach out, you get Luke. Not a receptionist, not a service queue, not a scheduler.

The first call is short. We want to hear what you're trying to build, where you are in the timeline, and roughly what you have in mind for the budget. Knowing that early saves everyone time and keeps us honest about whether we're the right fit. If we are, we schedule an on-site visit. If we're not, we'll say so and often point you toward a builder who fits better.

On-Site Visit

We come to you. We walk the lot or the existing home together, take measurements, and ask the questions that only make sense once we can see the house in person.

It's not a sales call. It's us collecting the information we need to write a proposal.

Line-Item Proposal

After the site visit, you get a written proposal. This is where we look different from most of the builders you've talked to.

Our proposals are line-item. Materials, labor, subcontractor costs, permits, and incidentals are broken out, and our profit and overhead are listed separately in plain language. You know what you're paying for and what we're making to run the project. The number at the bottom is the number. No hidden costs.

The only thing that moves that number is a change to the scope. If that happens during the job, we write it up as a change order, explain the cost, and wait for your approval before moving forward.

Contract and Deposit

Once the proposal is approved, we sign a contract that mirrors it. Scope, schedule, payment structure, and how change orders get handled if they come up.

We collect a deposit at signing. The amount depends on the scope of the job and what we need to order to get started.

Build

Our crew shows up on time and cleans up at the end of each day. Luke stays reachable throughout the build, and we keep you in the loop as the work moves forward.

When something changes during the job, we talk it through with you before we take action.

Handoff

We close the job out with you, walk through the finished work, and address any last items before we call it done.

Questions We Hear on Nearly Every First Call

How long does a typical project take?expand_more
It depends on scope. We give you a timeline with the proposal so you know what to expect before any work starts.
Do you do design work in-house?expand_more
No. We're a general contractor, not a design-build firm. You're welcome to bring your own architect or designer, or we can point you toward partners in the Lake Norman area.
What happens if we discover something unexpected during demolition?expand_more
We stop, document it, and walk you through the options and cost. If a change is needed, we write it up as a change order, you approve, and we continue. No surprise line items at the end.
Do you work with public adjusters on insurance claims?expand_more
Yes. A steady portion of our work comes through public adjusters. The process is the same as an organic project.
